An inventory of what can be included in each TUFF+ building kit

This list is provided for clarity of participant expectations.

If the item is colored green, it is included, with information about it.

If the item listed is red, click on the item to understand if it is not included, or optionally included, and what that means.

Solid foundation

Every TUFF+ building kit requires a solid foundation.   

TUFF+ BASE FRP foundations are an option available to be shipped with the kit. They are faster to install and less expensive than slab or piles, but the authorizing engineer must determine what is the foundation that will meet hurricane Cat 3 standard, so that the house is not blown away from the foundation.

TUFF+ pile foundations are made from prestressed concrete piles and reinforced concrete slab foundations are poured on site. Both concreate are too heavy to ship, and require pile driving equipment.

TUFF+ Joists & Sub-flooring

The kit will contain FRP I-beam floor joists to engineering specifications and topped with a solid 3/4″ (18mm) subfloor which is made from completely waterproof TUFF+ solid panels.

TUFF+ Interlock walls

All kit walls are made from interlocked panels which are screwed together for a strong insulated surface.

Kit wall panels are 3/4″ (18mm) thick and there are two layers interlocked so that the standard wall frame is 1.5″ (36mm) thick.

Inside the wall panels are TUFF+ AAC block lightweight 4″ walls which extend from the floor to the roofing beams.

TUFF+ Internal walls

All kit internal walls are made from TUFF+ AAC.

Inside the external wall panels are TUFF+ 4″ AAC blocks from the floor to the roofing beams. These are what the internal walls are attached to. Internal walls can be painted without plastering.

Internal wall surfaces

Internal walls are constructed to plan and painted with white primer.

Individual coverings, specific colors or choice of paints, wallpapers etc is negotiated with the builder and is NOT included in the kit price.

TUFF+ External wall Cladding

Exterior, water and UV proof aluminum composite panels (ACP) or WPC planks, or colored steel facing are choices on all walls except as noted below for some shed and garage kits.

Upgrades to full ACP

NOTE on specific TUFF+ kits (The garage and shed kits), some walls may NOT be specified as ACP.

There is an additional cost to extend all external walls to have ACP on each surface. 

This change MUST be done at the time of ordering the kit.

TUFF+ Windows and doors

All kit walls include the windows and doors in the plan.

TUFF+ Roofing

TUFF+ standard roofing is engineer specified FRP I-beams bolted to the walls.

Over the beams solid TPAN18S 8×4′ panels are screwed as a solid, strong base.

On top of the panels are polycarbonate roofing sheets the length of the beam. This ensures 100% rain proofing, UV protected, which is long life with no rust.

Electrics

Standard 110V electrical outlets are included as per plan.
We provide 12V supply for lighting (which matches future SOLAR outlets and has lower monthly costs)

Electrical fittings are only basic fittings, and in many cases may require owner upgrades at their own cost.

Group I Cabinets, sink, cooktop, wash basin, toilet, shower

TUFF+ home kits are supplied with Group I equipment including a kitchen cabinet with sink and an island with an induction cooktop!

Also the washroom is provided with a prefabricated shower cabinet, WC toilet unit, and a separate wash basin.

If you want to upgrade any of these units that will require a quote revision from the TUFF+ Certified Builder.

SOLAR electrical option

BEH encourages the use of clean energy and can advise packages for Solar panels and batteries.

SOLAR panels, and integrated low cost AC systems can be added to any of the standard TUFF+ kit buildings.

Plumbing

Plumbing is included as per plan.
This is using PVC piping and provides venting.

Kitchen sink and PVC faucets, WC toilet, washbasin and shower are included as basic.

Septic tank & Leach field/soakaway

Where kits are to be constructed where there is no council sewage services  (e.g. off grid locations) the cost of a septic tank, and the associated cost of a leach field/soakaway as per building requirements are NOT included as standard.

Water well

TUFF+ kits may be constructed where there is no council water supply  (e.g. off grid locations) , however the cost of digging the well, and the associated cost of submersible pump, pressure tanks, filters etc are NOT included as standard.

Drainage

Any drainage systems such as culverts and pipes are NOT included as standard.

Upgraded Plumbing Fittings

Non-standard or upgraded faucets, basins or showers are available but costed as extra.

An allowance for items to be upgraded can be provided.

Levelling and landscaping building area

Where there is work to fill, compact and prepare a parcel prior to building, or to prepare a garden area and plant plants these are NOT included as standard.

Insurance

Building insurance, House insurance and content insurance is NOT included as part of a kit.

Group II Furniture and appliances

Appliances are NOT included as part of a TUFF+ kit.

That includes refrigerators, ovens, BBQ, portable Air conditioners etc

Furniture, lounges chairs etc are also not included though they may show in 3D models to indicate size and location.

Terms defined

Specifications
A detailed, exact statement of particulars, especially statements prescribing materials and methods; and quality of work for a specific project.

Group I Equipment
Building Elements that are considered “part of the building”. These items are typically built into the structure of the building and are not movable.

Examples are wall mounted items, lighting, cabinetry, a/v equipment, etc.

Group II Furniture/Equipment
Furniture/Equipment are movable and can be relocated from one space to another with ease. ie: tables, chairs, desks, office furniture, white goods including refrigerators and washing machines, microwaves, etc. Also known as FF&E (Furniture, Fixtures and Equipment).
